Base Nightly Rate

My nights are priced automatically with software that scans local rentals to establish fair market nightly rate. Typically, prices are higher on weekends than weekdays, higher in busy months and holidays vs. the slow season, etc. Check out the availability (calendar) page to see rates for specific nights.

Cancellation Policy: Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.

Added Fees

Note that I don't charge any listing fee or commission fee you might otherwise see on Airbnb, VRBO, etc. There are the following, however:

- Cleaning fee (charged for the stay)

- Extra guest fee. We're a 2-bedroom apartment ideal for 1-4 people, but we charge a per person/per night fee above the 4th person to cover the added wear & tear.

- Pet fee (charged per pet per stay)

- Weekend single night. If you book for a single night stay (Friday or Saturday), there's an added fee. I do this to prevent parties, but I'm flexible on this for families, quiet groups, and generally if when we speak it's clear you'll be respectful of our home.

Payments

- All major credit cards are accepted.

- If the booking is within 30 days of the reservation, full upfront payment is required. Otherwise, 50% is collected upfront and the remaining 50% is charged 7 days prior to the check-in date.

- A $300 security deposit is held during your stay. It's fully refunded after check-out providing no major damages.
